HOW THE COOPERATION WORKS
1. YOU HAVE A RELEVANT CONTACT
You personally know a property owner who is genuinely considering a sale and is open to working with a real estate agent.
2. THE OWNER HAS A GENUINE INTEREST IN SELLING
They agree that I may contact them so we can discuss the potential terms of cooperation.
3. I SIGN AN EXCLUSIVE LISTING AGREEMENT WITH THE OWNER
We agree on the terms of the sale, and I provide a comprehensive, high-level real estate service.
4. WE SIGN A REFERRAL AGREEMENT
After the exclusive listing agreement is signed with the owner, we conclude a simple agreement clearly defining the terms of your referral reward.
5. AFTER THE SUCCESSFUL COMPLETION OF THE TRANSACTION, I PAY YOUR REWARD
Once the sale is successfully closed, I pay the agreed amount.
REWARD STRUCTURE
The reward is fixed according to the achieved sale price and is always tied to the actual completed transaction, meaning the final price at which the property is sold.
CZK 0 – 1 million → 5,000 CZK
CZK 1 – 3 million → 15,000 CZK
CZK 3 – 5 million → 25,000 CZK
CZK 5 – 8 million → 35,000 CZK
CZK 8 – 10 million → 45,000 CZK
CZK 10 – 12 million → 55,000 CZK
CZK 12 – 15 million → 65,000 CZK
CZK 15 – 20 million → 75,000 CZK
Above CZK 20 million → Individually agreed
WHAT IS IMPORTANT TO KNOW
This cooperation is based on several clear principles.
- It must be your unique and direct contact.
- The owner must be genuinely prepared to discuss the sale.
- The property must not be under active representation by another agent.
- The sale must be successfully completed and the commission paid.
Selling a property is a process that typically takes several months. I work with an emphasis on professionalism, transparency and fair dealing, not on a quick sale at any cost. Therefore, the reward is always paid only after the final closing and full settlement of the transaction.
If, for any reason, the sale is not completed under my representation, no entitlement to a reward arises. As with my own work, the reward is strictly tied to a successful sale.
HOW TO IDENTIFY A QUALITY OPPORTUNITY
The highest potential lies in properties that are not yet publicly advertised, or where the owner is open to working with a real estate agent but has not yet selected a representative. Typically, these are situations where personal recommendation and your trust plays a decisive role.
Which opportunities usually do not lead to results:
- Publicly advertised properties.
- Listings already represented by another real estate agency.
- Contacts without the direct consent of the owner.
- “Second-hand” information without confirmed intent to sell.
